Processing Application(s) for Tenancy
Our aim is to secure the best possible tenant for your investment property by following strict guidelines in tenant selection:
- Thorough reference checking of all applicants, including enquiries through the database of the Tenancy Information Centre of Australia, of which we are a member.
- Personal interview with applicant(s)
- Proven screening methods from our many years of experience, together with reference checks and employment verification.
Preparation of Tenancy Agreements
- Prepare Residential Tenancy Agreement
- Lodge Rental Bonds with Department of Fair Trading - (Rental Bond Board)
- Detailed Condition Report including the use of a digital Camera when required.
- An appointment is made with tenant/s to sign the Tenancy Agreement and explain the conditions of the lease in full detail.
Arrears Control
We produce a daily report, which details any tenants who are behind in their rent. By closely monitoring tenants in arrears, we find most respond to either a phone call or a reminder letter. If a tenant does not respond or make an arrangement with our office they may be served with a termination notice once their rent is behind 14 days.
Vacation
- We advise the owners of all upcoming vacancies and take this opportunity to discuss any maintenance and review the rent based on the current market, taking into account such factors as current market rental, the vacancy factor, similar properties in the area, the general condition of the property and the quality of the tenant and the length of their tenancy.
- Full internal and external inspections are carried out at the end of each tenancy. All bond monies are withheld until both parties are fully satisfied with the condition of the premises.
Property Inspection
- All properties are inspected at the start and completion of tenancy when a carefully detailed Condition Report of the property is carried out. These reports provide the basis for resolution of future problems regarding the state of the property when a tenant vacates the premises.
- Full internal and external property inspections are carried out twice yearly with a written report. The report indicates the condition of the property and any upcoming maintenance or renovation work which may be required in the near future. By performing regular inspections we also find that you are better able to budget for larger items of expenditure.
Maintenance and Repairs
- Should any maintenance or repairs be required on your property, we are able to recommend qualified tradespeople at competitive prices. Only tradespeople with up to date Insurance and GST compliance are recommended.
Accounting
- We offer a fully computerised service for the processing of your funds. On the last working day of every month, we disburse rental monies directly into your nominated bank account. On this day a statement of account is sent to you detailing all rent and other funds collected and any disbursements paid on your behalf.

By agents registering these tenants on this database, you are assured that they will not be considered as tenants for your property.
