Local Environmental Plan
The Wagga Wagga City council has released its revised Local Environmental Plan (LEP) which is council’s fundamental planning instrument and provides the framework and regulations for land use within the Wagga Wagga Local Government Area. The LEP sets particular zonings, defines the building heights, sets what activities can go where and ensures resources remain for future generations.
LEP is currently in its draft stage and is yet to be officially published by the Minister of Planning, although some of its provisions are considered during the progressing Development Applications.
Key features of the draft LEP is to accommodate the needs for the future growth of the City, with the release of new land for housing and commercial use. There is newly zoned industrial land at Bomen, Copland Street, Hammond Avenue and Edison Road. These new commercial land allocations will ensure sufficient land exists for the future expansion of the industrial industry and in turn create growth and more employment opportunities within the City.
The extra land being released for residential housing blocks is still awaiting final rezoning approvals; however the total zoning approval will be around 3900 blocks. Lots currently waiting final approval include lots in Boorooma East, Estella West and Lloyd.
There is also significant land available for housing development on existing zoned land, council have moved to fast track the rezoning of around 600 blocks in the Boorooma and Lloyd areas prior to the publishment of the major LEP. This will also mean more blocks will become available in Booroma West, Forest Hill and Bourkelands areas.
A copy of the draft LEP is available from the Wagga Wagga City Council, Cnr Baylis and Morrow Streets during business hours. A travelling exhibition is also on display at the Sturt Mall Shopping Centre from 22 January – 2 February and at South City Shopping Centre from 2 February – 9 February.
The purpose of the exhibition is to provide the opportunity for the general public to comment on various aspects of the draft LEP. Any interested persons wishing to make a submission in relation to the draft plan should do so before Monday 9 February, 2009.
